...Inspection Results

Inspection was completed this past Thursday (9/8) and it went better than expected.  The inspector noted some positive things about the home and a few things that I need to take care of.  Little do they know that I plan on remodeling the entire home and the few items they 'suggest' were insignificant.  So here are the results:
  • Plumbing updated as of 2000
  • Electrical updated as of 2009 to 200 service amps instead of only 100 amps.
  • HVAC updated in 2009 with a new A/C compressor and condensor
  • Roof was redone back in 1998.  Even though it still has 6yrs useful life left, I plan on changing it out completely to the new 3D shingles with 30 yr warranty.
Pros:
  • A/C is practically brand new (don't have to worry about changing)
  • Electrical is in good shape & also updated
Cons:
  • Plumbing has certain areas that are leaking (wash basin in garage, washer & dryer fittings in laundry room & water heater needs replacing)
All the 'cons' were already going to be taken care of in the remodel plus many others.

...and the next project begins!!!

I wanted to create this blog to share with you the progress of my latest project.  This current house needs it all (kitchen, bathrooms, flooring, wall/ceiling repairs, roof, updating floor layout etc., etc.).  The home will go through an entire renovation process and in the end I hope that you like the outcome.  I plan on using my 12 years in house flipping, remodeling and selling to turn this property around into a showpiece.  I enjoy every aspect of the home remodeling process from negotiating the bids to 'demo' to seeing a project through to the end until it becomes a beautiful home again.  I plan on posting many before, during and after shots of the home for all to see the transformation and comment on what you like and what you'd do differently.  I'll also share some of the pricing so that you can compare home remodel prices here in Tampa Bay to your local market.  So, I hope you enjoy the next several months of the Tampa Remodel 2011 and come along for the ride it should be interesting, informative and always open to feedback.
